Short answer: agents mostly check for stains, odour and overall condition against the entry condition report, not perfection. Fair wear and tear is expected and should not be held against you. A professional receipt is commonly requested as evidence if your lease requires the carpet to be professionally cleaned, and an end of lease clean is generally a stricter, one-shot job compared to a routine clean.

Do you actually need a receipt?
It depends on your lease and the entry condition report. If the carpet was professionally cleaned before you moved in, or your lease specifically requires it at the end, a professional receipt is the easiest way to show it has been done properly. Check the lease first, not assumptions. If in doubt, a receipt costs nothing to have on hand and can save an argument at final inspection.
Why an end of lease clean is not the same as a normal one
A routine clean gets a second chance next time if something is missed. An end of lease clean generally does not, the final inspection is the one shot to get it right. Furniture is usually cleared out beforehand too, which changes the job, areas that are normally covered by a bed or a couch get cleaned along with everything else, and that can reveal marks nobody realised were there.
What agents actually look at
Stains and odour. The most common reason bond money gets withheld against carpet specifically.
Overall condition against the entry report. Compared to how it looked when you moved in, not brand new.
Fair wear and tear. Normal fading or flattening from everyday living is expected and is not something a tenant is charged for.
Pets and flea treatment
If pets lived at the property, a flea treatment is commonly expected as well as the carpet clean, and it makes sense to have the same technician do both in one visit rather than coordinating two separate appointments around the same moving day.

Got questions? Straight answers below. Or skip ahead:
Do I need a receipt for carpet cleaning to get my bond back?
Often, yes, if your lease or condition report requires it, which is common when the carpet was professionally cleaned before you moved in. Check your lease and the entry condition report first. A professional receipt is the easiest way to show the carpet was properly cleaned if the agent asks for evidence.
Is an end of lease carpet clean different to a normal clean?
Yes. There is usually only one chance to get it right before the final inspection, the standard expected is stricter than a routine clean, and furniture is normally cleared out first, which changes access to the whole carpet including areas that do not usually get cleaned.
What do agents actually check on carpet at final inspection?
Visible stains, odour, and overall condition compared to the entry condition report. Fair wear and tear from normal living is expected and is not something you are charged for, the focus is on stains, damage and cleanliness beyond that.
Can carpet cleaning and flea treatment be done in the same visit?
Yes. If pets lived at the property, a flea treatment is commonly required alongside the carpet clean, and the same technician can handle both in one visit rather than booking two separate appointments.
When should I book the clean before handing back the keys?
After furniture is removed and close to the final inspection date, but with enough buffer for the carpet to fully dry beforehand. Booking too early risks new marks before the inspection, booking too late risks the carpet still being damp when the agent walks through.
